Real Estate Transition Solutions

St. George Investment Group provides planning-focused real estate transition solutions for investors exploring strategies such as 1031 exchanges, Delaware Statutory Trusts (DSTs), and passive ownership structures.

Real estate investors often reach inflection points when they consider selling appreciated property, reducing management burdens, or aligning assets with long-term wealth and legacy objectives. Our role is to provide information, resources, and solution pathways that support informed decision-making.

Our Approach

We emphasize transparency, risk awareness, and investor education while working alongside qualified intermediaries, tax professionals, and real estate advisors.

Solutions we support are designed to help investors evaluate tax-deferred exchange planning, passive replacement property structures, portfolio repositioning considerations and wealth transfer and legacy planning concepts. No strategy is guaranteed, and all investments involve risk.

Experience-Driven Real Estate Solutions for Long-Term Investors

St. George Investment Group supports investment property owners exploring real estate transition solutions, including tax-deferred exchange strategies and passive ownership structures.

For decades, commercial real estate has been an important asset class for investors seeking income potential, long-term appreciation, and portfolio diversification. Over time, however, property ownership can become increasingly complex. Many investors reach points where they begin evaluating solutions designed to reduce management burdens, reposition holdings, or align real estate assets with broader legacy objectives.

Our professionals bring significant experience across commercial real estate sectors and market cycles. We work with investors, qualified intermediaries, and professional advisors to support informed decision-making through clear information and thoughtful planning solutions.

A Planning-Focused Approach

St. George Investment Group provides resources and support for investors evaluating strategies such as:

  • 1031 Exchanges

  • Delaware Statutory Trusts (DST)

  • Passive institutional real estate participation

  • Portfolio repositioning considerations

  • Wealth transfer and legacy planning concepts

These strategies are complex and may not be suitable for every investor. Our role is to provide planning-focused solutions and information that fits within each investor’s investment timeline, risk tolerance and long-term investment strategy.

1031 Exchange Planning Solutions

A Section 1031 exchange may allow investors to defer certain capital gains taxes by reinvesting proceeds from the sale of investment property into qualifying like-kind real estate.

We provide informational support around:

  • Exchange timelines and IRS rules

  • Replacement property solution categories

  • Coordination with qualified intermediaries

  • Common challenges and planning considerations

Investors should consult tax and legal professionals regarding applicability and compliance.

Passive Real Estate Solutions Through DSTs

Delaware Statutory Trusts (DSTs) are one structure investors may evaluate when seeking passive ownership solutions. DST interests may qualify as replacement property in a 1031 exchange under IRS guidance.

We provide information and resources addressing:

  • DST structure and sponsor oversight

  • Institutional-quality asset participation

  • Risk disclosures and liquidity limitations

  • Suitability considerations

DST investments involve risk, including loss of principal and limited liquidity.

Wealth Transfer and Legacy Planning Solutions

Many investors explore exchange strategies and passive ownership structures as part of broader discussions around:

  • Retirement transition planning

  • Simplifying ownership responsibilities

  • Generational wealth transfer

  • Estate and succession planning coordination

St. George Investment Group does not provide estate planning or legal advice. Investors should consult qualified professionals.

Partnership with Legacy 1031

Founded by Bart Harrison, our partnership with Legacy 1031 enables us to offer tailored 1031 Exchange solutions that empower individual investors to defer capital gains tax by reinvesting in institutional-quality commercial properties. With a focus on personalized strategies and meticulous support, we guide our clients through every step of the exchange process, working toward a smooth transition and positive investment outcomes.

For investors looking to move away from the responsibility of directly managing properties, Delaware Statutory Trusts (DSTs) and Opportunity Zone Funds present a possible option for certain investors. By utilizing DSTs or Opportunity Zone Funds, investors can enjoy tax-deferred growth, portfolio diversification, and the ability to shift from hands-on property management to more passive, professionally managed real estate opportunities. These options may be ideal for investors who are seeking a different investment approach and looking to reap the potential rewards of real estate investments.

Together with Legacy 1031, we are committed to delivering exceptional value and providing well-informed recommendations that are designed to match your personal risk profile and investment objectives.
